Playas del Coco

Playas del Coco: 22 to 27 km and 25 to 40 minutes from LIR airport, the Sardinal–El Coco–Ocotal aqueduct, three project collections. What is proven and what we verify.

Character of the area

Coco is the closest main beach to the airport: 22 to 27 km on a paved road through Sardinal, in practice 25 to 40 minutes of driving. It is not an isolated resort but an ordinary functioning coastal town with shops, services and a marina, with its own daily life outside the season.

Water supply here is both documented and contested: the Sardinal–El Coco–Ocotal aqueduct, whose expansion AyA commissioned in March 2019, draws on the Sardinal aquifer at up to 70 litres per second and serves about 34,000 people. Against that stand years of dispute from the Sardinal community and a 2008 Comptroller report that flagged legal and technical faults in the project. For every unit we therefore require written confirmation of capacity, not a verbal assurance.

Key data

What we offer here

Three project collections: Na Umi ocean-view apartments, Bosque villas in a forest valley and MIRA lots at the highest point of the community. For all of them we publish only what we hold from the developer in writing and with a date.

  • Na Umi: 1 to 2 bedroom + flex apartments, 65 to 123 m², from USD 238,900
  • Bosque: 14 villas, 3 to 4 bedrooms, 255 to 310 m², price on request
  • MIRA: 39 lots of 930 to 1,860 m², from USD 400,000

Transport and surroundings

Besides LIR, Coco also links to the Central Valley: the distance between SJO and LIR airports is roughly 217 km, in practice a 4 to 5 hour drive, with the option of shortening it on the tolled Route 27. That helps mainly if you plan to combine a stay with offices and banks in the capital.

Water for the specific unit

The aqueduct's existence alone does not mean a specific apartment has spare capacity. Our due diligence output therefore always includes a written AyA or ASADA document on the connection allocation and on who bears the cost of building and maintaining it.

Risks and what to verify before reserving

  • Written water feasibility for the unit, not a developer statement
  • Title versus concession for properties toward the beach
  • Scope of furnishing included in the price and HOA fees in writing
  • Construction phase and completion date confirmed by the seller
  • Date of the latest price calculation, developer e-mail of 14 Oct 2026
