Nicoya Peninsula, Guanacaste

Sámara

Sámara: about 105 km and two hours from LIR airport, always on paved road. The Sámara–Malanoché aquifer, ASADA and what we still verify.

Character of the area

Sámara is about 105 kilometres from the airport and around a two hour drive, but the whole route is on a paved road through Nicoya. Unlike Nosara or Avellanas there is no final unpaved stretch, which in several destinations is what decides how a place drives in the rainy months.

The Nicoya Peninsula has been the subject of documented longevity research since 2007, from demographer Rosero-Bixby's study to the Blue Zones programme. For a buyer this implies no yield whatsoever; it is, however, why part of our clients look at it as a place for permanent living, not only for renting out.

Key data

Listings in this location

We do not yet have a unit here whose price and availability we could confirm publicly. If you are considering Sámara, we will go through a specific listing with the seller and only add it to the catalogue after written confirmation.

Water and utilities

Water here runs under the ASADA regime: a local association operates the aqueduct and AyA confirms its capacity. This is exactly the place where you cannot rely on the fact that a neighbour has a connection. For the demand you need we request a written statement from the ASADA and AyA and attach it to the due diligence file.

Rentals and permanent living

Sámara has both a strong resident and a holiday clientele, but the specific short-term rental rules differ from project to project. We therefore check the municipal activity permit, the approved use of the building and the management terms; without that we do not recommend budgeting for holiday operations.
