Character of the area

The Central Valley is Costa Rica's entry gate: Juan Santamaría International Airport near Alajuela, the central institutions, universities, banks and specialised healthcare. It is separated from the Guanacaste coast by roughly 217 kilometres, in practice four to five hours of driving, shortened by the 76.8 km tolled highway Route 27.

Investors come here when they do not want to depend on the holiday season: housing demand is driven by work, schools and services rather than by December flights. It is also the most densely regulated of our locations, where it pays to verify land use, residential building permits and short-term rental rules first.

Key data

Listings in this location

We do not yet have a published unit with a confirmed price in the Central Valley. If you are looking for a home or an investment here, we will go through a specific listing with the seller and only add it to the catalogue after written verification.

Regulation and land use

In urban and peri-urban settings the approved use of the building, the municipal plan and the rules for apartment blocks decide. For a unit intended for rental you must verify whether short-term rental is allowed by the project or the owners' association itself, because a municipal activity permit on its own creates no entitlement.

Transport and access to services

The valley's advantage is a shorter distance to offices, embassies, specialised healthcare and international schools. The drawback is the mirror image: every visit to a coastal property means four to five hours of travel or a flight, and that must be reflected in a management and maintenance plan.
